Agents adjust comparable sales for differences such as an extra bedroom, a pool, a renovated kitchen or a better view. In neighborhoods with varied housing, they can be off by 10% or more.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Strategies that work<\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Price slightly below a round number.<\/strong> A home listed at $995,000 appears in searches filtered up to $1 million, while one at $1,050,000 doesn\u2019t.<\/li>\n\n\n<li><strong>Consider the buyer\u2019s total cost.<\/strong> High HOA fees or insurance costs reduce what buyers can pay. Be realistic.<\/li>\n\n\n<li><strong>Prepare before you list.<\/strong> Small repairs, fresh paint and professional photography often have a better return than a price cut later.<\/li>\n\n\n<li><strong>Review after two weeks.<\/strong> If you have had plenty of showings but no offers, the price is likely the issue. If you have had few showings, it may be the marketing.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">When to adjust<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If your home hasn\u2019t received an acceptable offer within three to four weeks in a normal market, it is time to reassess. A well-timed, meaningful reduction \u2014 usually 3% to 5% \u2014 will reach a new group of buyers. Several small reductions tend to signal desperation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The role of timing<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Season matters in Miami. Activity usually peaks between January and April, when winter residents and relocating buyers are in town, and again in early fall. Summer brings fewer buyers but also fewer competing listings. Your agent should show you how quickly similar homes have sold in each season and suggest a launch date that gives your listing the strongest first two weeks.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pricing a unique home<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Waterfront estates, historic houses and penthouses have few true comparables. For these homes, agents look further back in time and across neighboring areas, and they weigh features such as dockage, ceiling heights and views more heavily.
